I need an adivce on buying a house.?

My real estate sent me a house and I decided to buy it. It was listed for 52k, but then after 2 days he called me and told me that there is more offer on the house and that I need to get into "highest and best offer" thing. I kind of know he is lying to get more money out of me but I lifted the price up to 62 because I really like the house. I know that offer is "contingent on apprisal" and that they kind of appraise it around what I have offered anyway (they most likely wont appraise it ffor 53k - what is really worth, but around 60 instead). I am kind of ok with that, but I know I will be overpaying. Is there any way to get a house for what is really worth insteado of that additional 10k in this situation. thanks.
